Stunning response from the Community
We have sent out 800 flyers to houses in Limpley Stoke, Freshford, Claverton and Winsley Hill. These were also distributed by email via Limpley Stoke and Freshford Parish Councils and the monthly Limpley Stoke newsletter.
The response has been truly amazing and it is clear that there is great support for trying to reopen the Hop Pole. As well as offers of financial support, many people have volunteered to help by offering their time and skills. Interestingly, there has been support from people beyond our villages who have heard about the campaign and have happy memories of the Hop Pole and want to support it. Do please spread the word and encourage others to join the campaign by sharing on social media.
The Limpley Stoke Community Benefit Society Limited is now set up and registered with the Financial Conduct Authority (FCA) reg no 8721
We have been guided through this process by the Plunkett Foundation, who specialise in advising and supporting community enterprises.
We have notified Wiltshire CC that we intend to bid for the Hop Pole and, as a result, the owners cannot sell to anyone other than us until 28th January 2022.
Firming up some figures
After our visit to the building with a friendly surveyor and an architect, we are more confident about our initial estimate of £400,000 for the renovation work but we won’t know for certain until professional surveys have been undertaken.
We are about to enter negotiations with the Seller’s Agent and hope to arrive at a mutually agreeable price.
Do you want to be a part owner of the Hop Pole?
Before we ask anyone for any money, we will issue a prospectus setting out the terms of the share ownership. We will then hold a public meeting to explain the prospectus and answer any of your questions or concerns.
It is important to understand that this is an investment into a social asset so we can maintain a thriving pub in the heart of our community. Whilst the investment will be underpinned by the value of the building and we hope to offer a modest annual return once the pub is up and running, it is not without risk and we cannot guarantee when you will be able to redeem your shares.
Will you be able to choose the beer?
No! The Limpley Stoke CBS will own the building and will select a suitable tenant who will be responsible for the day-to-day running of the pub.
£250,000 Community Ownership Fund Grant
Underpinning our strategy is our hope to get a £250,000 capital grant from the Government’s £150m Community Ownership Fund. The next round of bidding is in December 2021 and, before then, we need to at least match this investment from the community. If we fail to achieve this benchmark, our plan to save the Hop Pole will fail.

The Board are all volunteers and have other commitments. Given the workload required in the coming months, we are looking for more volunteers to join the Board. In particular we are looking for people with expertise in…

- Fund raising
- Managing a hospitality business
